What you need to qualify

Applicants must select and fulfill one of nine qualifying investment routes. Each route carries distinct thresholds, conditions, and geographic restrictions.

  • Real Estate Investment (High-Value Regions): €800,000 minimum purchase in single property (120m² minimum floor area) in Attica, Thessaloniki, Mykonos, Santorini, or any island with population exceeding 3,100 residents
  • Real Estate Investment (Standard Regions): €400,000 minimum purchase in single property (120m² minimum floor area) in all other Greek regions not classified as high-value zones
  • Converted Commercial to Residential Property: €250,000 minimum regardless of size or location; conversion from commercial use to residential use must be fully completed before application submission
  • Listed Buildings: €250,000 minimum for properties of historical or cultural importance; full restoration or reconstruction must be completed by the fifth year of residency to qualify for permit renewal
  • Hotel or Tourist Establishment Lease: €250,000 lease value with minimum 10-year duration commitment
  • Alternative Investment Fund: €350,000 capital deployed in fund established in Greece or EU member state with exclusive focus on Greek immovable property investments
  • Greek Government Bonds: €400,000 investment in bonds with minimum three-year maturity; purchase must be executed via Greek credit institution acting as custodian
  • Regulated Market Shares/Bonds: €500,000 acquisition of shares in share capital increase or bonds admitted for trading on regulated markets or multilateral trading mechanisms operating in Greece
  • Mutual Fund (Shares/Bonds): €350,000 investment in Greek or EU mutual fund investing exclusively in shares, corporate bonds, and/or Greek government bonds
  • Corporate or Government Bonds: €800,000 investment in bonds admitted for trading on regulated markets or multilateral trading mechanisms operating in Greece
  • Greek Startup Equity: €250,000 equity investment with three mandatory conditions, investor holds no more than 33% of shares or voting rights, enterprise creates at least two new jobs within first year of investment, and jobs are maintained for five-year minimum period

Property Use Restrictions: Investors may not place qualifying properties on short-term rental platforms (AirBnB, VRBO, equivalent services). Converted commercial-to-residential properties cannot serve as registered company headquarters. Non-compliance triggers automatic revocation of residence permit and €50,000 administrative fine.

What minimum capital commitment is required

Investment routes and their capital requirements are:
